How we bought our dream home in Edinburgh
Having spent five wonderful years in our Duddingston Victorian end-of-terrace home, which we lovingly renovated and restored, we’d been considering for some time what we needed as a growing family, and decided we should look for our “forever home”.
As a family with a two year old daughter and a three month old son, we took the decision to put our property to market in January 2017 – a time of year commonly thought of as one of the most difficult to sell your property.
There’s an overwhelming number of estate agencies in Edinburgh and we ended up speaking to a few of them, ranging from the low-cost fixed fee, through the middle ground, and up to the more exclusive end of the market. The calm and professional demeanour of the Consultant from Simpson & Marwick, combined with in depth knowledge of the Edinburgh market, filled us with confidence from the outset. They came back to us the next morning with a detailed quotation, pointing out the optional areas of marketing available to us, and highlighting the benefits of each.
We were delighted to be on the market in less than a week. The Photographer from Squarefoot Media was amazing and made sure he consulted with with us on each room, capturing the house in a way which made us question our decision to sell! Drafts of the floorplans and schedules were available the next day, which were very professional and of the best quality and finish. Working in the marketing profession, I was keeping a keen eye on the final product, as I wanted to ensure that we were showing our home in the best possible light.
Once our listing was live on ESPC, I posted a link to it on EGG as a further method of promotion to an Edinburgh audience. Within four days our house was the most viewed property on ESPC with over 7000 views. We were astounded at the response, of which I am certain the EGG post played a significant role. I received a number of personal mails from fellow EGGs to get more information and to arrange viewings all of which was co-ordinated in parallel with Simpson & Marwick, it was the start of what was to be a very busy few weeks.
We were inundated with viewings and the property was sold within two weeks of hitting the market! At this point the Senior Property Partner then dealt with the post-marketing element of our sale and the advice we received at this point was truly invaluable, whilst the legal team took care of the conveyancing.
We were fortunate to have several buyers to choose from, and talked through each of these with Simpson & Marwick, discussing the potential implications of having one who still had to sell. This was another area where Simpson & Marwick’s experience and excellence shone through and their “out-the-box” thinking allowed us to create as secure a position as possible in which to proceed with the sale.
And so to buy a house! The Edinburgh property market had a low stock problem at the time which meant the desirable properties were being met with considerable competition, not to mention the prospect of cash-buyers offering potential sellers a stress-free straight forward sale. Simpson & Marwick supplied us with data on recent sales within the specific areas we were interested in. This allowed us to see the patterns and percentages that were being offered above market valuation in the current conditions, giving us the ability to put forward a competitive offer without paying over the odds for our next home.
A property came onto the market in The Grange area of Edinburgh that we fell in love with on sight, but as we were still to conclude missives on our own property, we realised we weren’t perhaps the most attractive buyers.
Simpson & Marwick’s suggested tactic was to incorporate a complex deposit clause for both the sale of our house as well as the house in The Grange. This allowed us to conclude a conditional missive very quickly in which the buyer would forfeit their deposit should they be unable to complete the purchase, thereby making our offer more concrete and less risky. The upshot was that our offer was accepted and we were able to purchase our “forever home” in an area of Edinburgh that we simply never thought we’d be able to live.
Our experience of the whole team at Simpson & Marwick has been absolutely flawless from start to finish, and although we might have been able to achieve the sale of our property at a marginally lower cost, we truly believe that we may not have achieved the offers that we did (thereby negating any savings that might have been made with a low cost estate agency), more importantly I do not believe that we would have been successful in securing our beautiful new home.
We have been so impressed by our dealings with Simpson & Marwick that we are now in the process of finalising our wills with them. The Private Client department like everyone else that we have dealt with has been extremely professional, discrete and helpful.
